All domestic and commercial buildings in the UK available to buy or rent must have an Energy Performance Certificate (EPC). If you own a home, getting an energy performance survey done could help you identify ways to save money on your energy bills and improve the comfort of your home.

Much like the multi-coloured sticker on new appliances, EPCs tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). EPCs let the person who will use the building know how costly it will be to heat and light, and what its carbon dioxide emissions are likely to be.

The EPC will also state what the energy-efficiency rating could be if improvements are made, and highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC may be worth implementing,
EPC or Energy Perfomance Certificates are designed to give buildings an Energy Rating between G and A similar to those applied to appliances and new cars. A is the most efficient and G the least efficient. The EPC is not just a coloured graph. Along with other valuable information about the building, the EPC will suggest recommended improvements and measures you can take, such as insulating the walls, roof or floors. Improvements to your heating or hot water system to help you improve the energy efficiency of your home or business. These recommendations are generated from the data gathered during a survey of your building and entered into BRE (Buildings Research Establishment) approved software. The recommendations will give a prediction of the possible gains made by installing certain measures into the property.

What are the Minimum Energy Efficiency Standards?

From the 1st April 2018 changes to legislation will make it unlawful to let residential properties with an Energy Performance Certificate (EPC) with a rating of F or G.

What are the key dates?
April 2018- the regulations will only apply upon the granting of a new tenancy to a new or existing tenant.
April 2020- The regulation will apply to ALL privately rented property which is required to have an EPC.

Are there any penalties for non-compliance?

Yes. Failing to comply with a compliance notice could result in a fine up to £5000.
